New Assured Shorthold Tenancies (ASTs) signed on or after 1 st June 2019:
Before the tenancy starts (payable to Callaghans Estate Agents ‘the Agent’)
Holding Deposit: 1 weeks rent. Paid by the tenant to reserve the property. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.
Deposit: 4 weeks rent. This will cover damages and defaults by the tenant as detailed in the AST during the tenancy.
The method used for calculating the weekly price is: (monthly price x 12) / 52, rounded to the nearest pound.
For Example: If the property is rented at £600pcm, (600 x 12) / 52 = £138 Holding Deposit (1 week) & £553 Security Deposit (4 weeks)
During the tenancy (payable to the Agent)
Payment of £50 including VAT or reasonable costs incurred if higher if you want to change the tenancy agreement.
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate from rent due date until paid in order to pursued non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
Early Termination as requested by Tenant
Should you wish to leave the property before the end of your tenancy agreement, and should the landlord agree to this, then you will be liable to cover the landlord´s costs of re-letting the property as well as any rent due under the terms of your tenancy agreement up until the point the replacement tenancy commences.

Management Fee: 12% inc. VAT of monthly rental income. income. For example, if your property is rented at £550 per month, we will charge you £55 to manage this property plus £11 VAT. The total price would be £66 per month.
Lettings Management Service
In addition to our lettings service we can also:
- Be the tenants contact for any repair issues or problems that may arise
- Organise any maintenance or repairs the property may need
- Transfer the rental income to the your account and provide you with statements of account
- Inspect the property on a regular basis providing the tenant with 24 hour notice
- Provide tenants with notice at the end of their tenancy
- Aim to keep the tenants happy and the property occupied

The key objective of our block management relationships are to communicate clearly with property owners and tenants who will be assigned a direct contact at Callaghans. We act quickly and are expert problem solvers.
Tenants will have access to our emergency line and mobile contact to alert us to any issues easily and effectively. We understand that problems left can escalate and that happy tenants are also likely to stay longer, avoiding costly turnaround of tenants.
Our relationships with dedicated trusted tradesmen and specialist companies is long established. Our database only contains tradesmen we use in our own homes and who are trusted and capable of correcting any emergency or general faults.
A Callaghans Block Management contract is one which we value. Our job is to ensure a property is run smoothly, safely and efficiently for Landlords here and abroad.
We are transparent in our costs and can communicate directly on the telephone or solely by email, whichever suits the Landlord. We will also provide monthly statements and are on hand for any assistance with tax returns at the end of the business year.
